HDB will offer 2,520 Build-To-Order flats with wait times of around three years or less in the June 2026 BTO sales exercise — more than a third of the roughly 6,900 flats in the launch. For anyone who has watched friends wait the long road to their keys, that is the number worth circling.
But "around three years or less" is doing some quiet work in that sentence, and where these flats sit matters as much as how fast they come. Before you ballot, it helps to see how the two towns involved already price up on the resale market.

The shorter-wait flats come from three projects across just two towns. Two are Shorter Waiting Time (SWT) projects in Sembawang with waits genuinely under three years; the third, in Ang Mo Kio, sits just over the line at three years and one month.

HDB says it shortens the wait by lining up project sites earlier with other agencies, so construction is well underway by the time you book. The June exercise also includes four other projects — in Ang Mo Kio, Bishan, Bukit Merah and Woodlands — whose details come when the exercise opens, but those are not part of the shorter-wait batch.
If speed is your priority, this launch narrows your map to Sembawang North
Here is the honest read for a buyer who needs a home sooner rather than later: the two genuinely sub-three-year options are both in Sembawang North, a brand-new estate. If a few months on the clock is what's driving your decision, this launch effectively points you to one neighbourhood, not a spread of choices.
That comes with a new-estate caveat worth weighing. HDB says key amenities — cooked food, childcare, a minimart, bus services — should be operational about six months after the first residents collect their keys, under the BTO Coordination Committee's new measures. So a shorter wait to your keys may still mean a short stretch of living in a maturing estate before the conveniences fill in.
Kebun Baru Ridge in Ang Mo Kio is the trade in the other direction: a slightly longer wait, but a mature town with established markets and food centres nearby, and Mayflower MRT a short bus ride away. If location in an established estate matters more to you than shaving months off the wait, that is the one to watch — though at 485 units it is also the smallest of the three.
The flats span 2-room Flexi to 3Gen — so the real question is what size you actually need
The wait time is fixed per project, but your dollars are not. Across these three projects you can choose anything from a 2-room Flexi up to a 5-room or a 3Gen flat for multi-generation families. The catch most buyers miss: on a per-square-foot basis, smaller flats don't simply cost less — they often work out pricier per square foot than the big ones.

That's the insight raw quantum hides. "Right-sizing" isn't always about buying the smallest flat you can — it's about matching the flat type to how you'll actually live in it, because the cheapest sticker price and the best value per square foot are rarely the same unit.
